How to Choose the Best Real Estate Agent in Harrisville, Utah

by Jim Vaughan

Urban Stewart built the first house in Harrisville in 1850, and the town incorporated in 1962. Today you'll find established neighborhoods, new townhomes at Dixon Creek, and the planned Ben Lomond Views on the former Ben Lomond Golf Course. That mix is why the agent you hire matters. Here's a simple checklist for buyers and sellers.

1. Check the license first

Every Utah agent must be licensed by the Utah Division of Real Estate. You can look up any agent for free on the state's license lookup. It shows whether the license is active and which brokerage the agent works under.

2. Know what you're signing before you tour homes

Since August 17, 2024, REALTORS® have had to get a written buyer agreement signed before showing you a home. The Utah form says plainly that agent compensation is not set by law and is fully negotiable. Before you sign, ask how long the agreement lasts, what services are included, and how either of you can end it.

3. Ask how they handle "limited agency"

Utah allows one agent to represent both the buyer and the seller only with written consent from both sides. If you agree to that, the agent has to act as a neutral party for both of you. Ask any agent you interview whether they do this and how they would protect your interests.

4. Buying new construction? Bring your own agent

As of November 2026, D.R. Horton is selling three- and four-bedroom townhomes at Dixon Creek Townhomes, 1310 North 375 East. Ben Lomond Views is planned to be built in phases. The sales rep at a model home works for the builder. Before your first visit, call the builder's sales office and ask how they work with buyers' agents. Then bring your agent along from the very first visit.

5. Test their local knowledge

A good Harrisville agent should be able to answer questions like these without looking them up:

  • Is this home actually inside Harrisville? Homes here use both the 84404 and 84414 ZIP codes, and many mailing addresses say "Ogden."
  • How long is the drive to Hill Air Force Base? (About 25 to 30 minutes, depending on the gate you use.)
  • Which roads will you use day to day, such as US-89 south into Ogden, or 2700 North west to I-15?
  • Which schools serve this address? Harrisville is split between Majestic and Pioneer elementaries, Orion and Wahlquist junior highs, and Weber and Fremont high schools.
  • Where are the nearby parks? For example, Harrisville Main Park has a fishing pond stocked with rainbow trout about four times a year, and Santa at the Cabin happens at the Martin Henderson Harris Bicentennial Cabin.

6. Sellers: ask for the plan in writing

Ask each agent to show you how they would price your home, where it will be marketed, and how often they'll report back to you.

7. Pick someone who communicates the way you do

Text, call or email: ask how quickly they respond, and who covers for them when they're unavailable.

The Utah Division of Real Estate also publishes its own questions to ask an agent for buyers and sellers.
