How to Choose the Best Real Estate Agent in Pleasant View, Utah
Pleasant View was settled in 1851 and became a city on August 27, 1945. Today you'll find established subdivisions like Fox Meadows and Alder Creek, new construction in Weber View and Rocky Meadows, and view homes along the Ben Lomond foothills. That mix is why the agent you hire matters. Here's a simple checklist for buyers and sellers.
1. Check the license first
Every Utah agent must be licensed by the Utah Division of Real Estate. You can look up any agent for free on the state's license lookup. It shows whether the license is active and which brokerage the agent works under.
2. Know what you're signing before you tour homes
Since August 17, 2024, REALTORS® have had to get a written buyer agreement signed before showing you a home. The Utah form says plainly that agent compensation is not set by law and is fully negotiable. Before you sign, ask how long the agreement lasts, what services are included, and how either of you can end it.
3. Ask how they handle "limited agency"
Utah allows one agent to represent both the buyer and the seller only with written consent from both sides. If you agree to that, the agent has to act as a neutral party for both of you. Ask any agent you interview whether they do this and how they would protect your interests.
4. Buying new construction? Bring your own agent
The sales rep at a model home works for the builder. Before your first visit to a community like Weber View or Rocky Meadows, call the builder's sales office and ask how they work with buyers' agents. Then bring your agent along from the very first visit.
5. Test their local knowledge
A good Pleasant View agent should be able to answer questions like these without looking them up:
- How long is the drive to Hill Air Force Base? (About 25 to 30 minutes, depending on the gate you use.)
- Which roads will you use day to day, such as 2700 North to I-15, or Pleasant View Drive?
- Where are the nearby parks and trails? For example, the Bonneville Shoreline Trail runs about 4.6 miles from Pleasant View to the North Ogden Divide, and Pleasant View Park has 10 pickleball courts.
- For a foothill home or a bigger lot, how will they check zoning, any HOA rules and any irrigation water details before you write an offer?
6. Sellers: ask for the plan in writing
Ask each agent to show you how they would price your home, where it will be marketed, and how often they'll report back to you.
7. Pick someone who communicates the way you do
Text, call or email: ask how quickly they respond, and who covers for them when they're unavailable.
The Utah Division of Real Estate also publishes its own questions to ask an agent for buyers and sellers.
