How to Choose the Best Real Estate Agent in West Haven, Utah
West Haven became a city on July 1, 1991, when the farm communities of Kanesville and Wilson joined together. Today you'll find brand-new subdivisions down the road from older homes on bigger lots. That mix is why the agent you hire matters. Here's a simple checklist for buyers and sellers.
1. Check the license first
Every Utah agent must be licensed by the Utah Division of Real Estate. You can look up any agent for free on the state's license lookup. It shows whether the license is active and which brokerage the agent works under.
2. Know what you're signing before you tour homes
Since August 17, 2024, REALTORS® have had to get a written buyer agreement signed before showing you a home. The Utah form says plainly that agent compensation is not set by law and is fully negotiable. Before you sign, ask how long the agreement lasts, what services are included, and how either of you can end it.
3. Ask how they handle "limited agency"
Utah allows one agent to represent both the buyer and the seller only with written consent from both sides. If you agree to that, the agent has to act as a neutral party for both of you. Ask any agent you interview whether they do this and how they would protect your interests.
4. Buying new construction? Bring your own agent
The sales rep at a model home works for the builder. Before your first visit, call the builder's sales office and ask how they work with buyers' agents. Then bring your agent along from the very first visit.
5. Test their local knowledge
A good West Haven agent should be able to answer questions like these without looking them up:
- How long is the drive to Hill Air Force Base? (About 15 to 20 minutes, depending on the gate you use.)
- Which roads will you use day to day, such as 21st Street (Wilson Lane) or 3300 South into Midland Drive?
- Where are the nearby parks and trails? For example, the Weber River Parkway starts in West Haven, and R. Kenneth Baldwin Country Park has pavilions and an arena.
- For an older home or a bigger lot, how will they check zoning, any HOA rules and any irrigation water details before you write an offer?
6. Sellers: ask for the plan in writing
Ask each agent to show you how they would price your home, where it will be marketed, and how often they'll report back to you.
7. Pick someone who communicates the way you do
Text, call or email: ask how quickly they respond, and who covers for them when they're unavailable.
The Utah Division of Real Estate also publishes its own questions to ask an agent for buyers and sellers.
