How to Choose the Best Real Estate Agent in Farr West, Utah
Farr West was named for pioneer leaders Lorin Farr and Chauncy W. West, and it became a city on January 1, 1981. Today you'll find established neighborhoods like Remuda and Miya Meadows alongside newer construction at Legends Crossing. That mix is why the agent you hire matters. Here's a simple checklist for buyers and sellers.
1. Check the license first
Every Utah agent must be licensed by the Utah Division of Real Estate. You can look up any agent for free on the state's license lookup. It shows whether the license is active and which brokerage the agent works under.
2. Know what you're signing before you tour homes
Since August 17, 2024, REALTORS® have had to get a written buyer agreement signed before showing you a home. The Utah form says plainly that agent compensation is not set by law and is fully negotiable. Before you sign, ask how long the agreement lasts, what services are included, and how either of you can end it.
3. Ask how they handle "limited agency"
Utah allows one agent to represent both the buyer and the seller only with written consent from both sides. If you agree to that, the agent has to act as a neutral party for both of you. Ask any agent you interview whether they do this and how they would protect your interests.
4. Buying new construction? Bring your own agent
As of November 2026, Visionary Homes is selling homes at Legends Crossing, near 2000 West and 1300 North. The sales rep at a model home works for the builder. Before your first visit, call the builder's sales office and ask how they work with buyers' agents. Then bring your agent along from the very first visit.
5. Test their local knowledge
A good Farr West agent should be able to answer questions like these without looking them up:
- Is this home actually inside Farr West? Many Farr West mailing addresses say "Ogden."
- How long is the drive to Hill Air Force Base? (About 20 to 25 minutes, depending on the gate you use.)
- How close is the freeway? I-15 exit 349 at 2700 North sits at the edge of the city.
- Which schools serve this address? Farr West is split between Farr West and Silver Ridge elementaries, then Wahlquist Junior High and Fremont High School.
- Where does the water come from? Bona Vista Water provides drinking water, and secondary water comes from Pineview Water Systems or Mountain View Irrigation, depending on the address.
- Where are the nearby parks? For example, Smith Family Park on 4000 North has a fishing pond, zip line and pickleball courts, and it hosts the annual Freedom Festival.
6. Sellers: ask for the plan in writing
Ask each agent to show you how they would price your home, where it will be marketed, and how often they'll report back to you.
7. Pick someone who communicates the way you do
Text, call or email: ask how quickly they respond, and who covers for them when they're unavailable.
The Utah Division of Real Estate also publishes its own questions to ask an agent for buyers and sellers.
