How to Choose the Best Real Estate Agent in North Ogden, Utah
North Ogden was settled in 1851 and incorporated as a town in 1934. Today you'll find homes in the original Old Town street grid, homes on the Hillside below Ben Lomond, and a few new subdivisions. That mix is why the agent you hire matters. Here's a simple checklist for buyers and sellers.
1. Check the license first
Every Utah agent must be licensed by the Utah Division of Real Estate. You can look up any agent for free on the state's license lookup. It shows whether the license is active and which brokerage the agent works under.
2. Know what you're signing before you tour homes
Since August 17, 2024, REALTORS® have had to get a written buyer agreement signed before showing you a home. The Utah form says plainly that agent compensation is not set by law and is fully negotiable. Before you sign, ask how long the agreement lasts, what services are included, and how either of you can end it.
3. Ask how they handle "limited agency"
Utah allows one agent to represent both the buyer and the seller only with written consent from both sides. If you agree to that, the agent has to act as a neutral party for both of you. Ask any agent you interview whether they do this and how they would protect your interests.
4. Buying new construction? Bring your own agent
North Ogden has new construction on a small scale. As of November 2026, Hamlet Homes is selling single-family homes in Jordyn Park on Mountain Road. The sales rep at a model home works for the builder. Before your first visit, call the builder's sales office and ask how they work with buyers' agents. Then bring your agent along from the very first visit.
5. Test their local knowledge
A good North Ogden agent should be able to answer questions like these without looking them up:
- How long is the drive to Hill Air Force Base? (About 25 to 30 minutes, depending on the gate you use.)
- Which roads will you use day to day, such as 2700 North west to I-15, or Washington Boulevard south into downtown Ogden?
- Where are the nearby parks and trails? For example, the Bonneville Shoreline Trail runs from the 2750 North trailhead to Coldwater Canyon, and North Ogden Park hosts Cherry Days every summer.
- For a home on the Hillside, how will they check wildfire risk, geologic hazards and secondary water service before you write an offer?
6. Sellers: ask for the plan in writing
Ask each agent to show you how they would price your home, where it will be marketed, and how often they'll report back to you.
7. Pick someone who communicates the way you do
Text, call or email: ask how quickly they respond, and who covers for them when they're unavailable.
The Utah Division of Real Estate also publishes its own questions to ask an agent for buyers and sellers.
